We offer a very simple fee structure to potential tenants, which is set out below. We do not charge additional signing fees / move in fees, so once you have paid your application fee, there are no other admin charges to pay.
BEFORE YOU MOVE IN
Single application - £120 (incl VAT) / Joint application £170 (incl VAT) – The application fee is non-refundable and covers the cost of processing the
application, tenant referencing, contract negotiations and moving into the property.
We use an FCA registered company to carry out our tenant referencing, so once you have filled out your application form, we will pass you details over to
them, and they will carry out the tenant referencing checks which does include a credit check.
If you have to provide a guarantor, this is done FREE OF CHARGE. If, however, the guarantor does not pass the referencing procedure, then a fee of £50 is
payable to provide a second guarantor.
In some cases, you may be asked to provide a guarantor. This will depend on your personal circumstances, however we will discuss this with you if it
Standard procedure is that you will be required to pay a deposit of an amount equivalent to the first months rent. In some cases, you may be asked to pay a
higher deposit, but you will be informed of this before you apply for the property. On managed properties, the deposits are protected using the DPS (The
Deposit Proection Service).
